Programming/ POR SFO

We are programming specialists. Our experienced facility programmers will quickly assess the client’s space needs and provide a detailed report clearly defining the quantity and quality of space needed. The process involves both a “top down” and “bottom up” look through the client agency. The approach includes “visioning” sessions with senior management to identify key strategic business goals that should be reached after the new space is occupied.

Using the “Balanced Scorecard Method” we help translate the organization’s vision into a set of performance indicators in the following four categories: customer needs, financial goals, business processes and education/growth. By monitoring current performance and efforts to improve, the agency can evaluate its ability to grow and learn. This strategic approach to an agency’s needs helps guide the functional and statistical analysis by focusing on future improvement and ensuring not to replicate current performance obstacles.

With the vision of the future defined, then we can move to quantify space to support the vision. Here we size workspace, describe how workspaces adjoin, (workflow and adjacencies) and quantity the number of space types by enumerating enough space types to meet productivity and performance goals. This process ensures that the agency solicits the right amount of space for the current and future planning horizons.

We define the quality of space by generically describing the construction and workflow performance requirements of each space type. The Performance Specifications are brief, bulleted descriptions that list performance criteria for critical construction, finish and furnishing components. Floor, wall, ceiling, utilities, life safety and furnishings assemblies and subcategories organize the specifications.

The final result is a report suitable for a GSA Leased space acquisition, congressional funding request or other space acquisition process suitable for attachment to the GSA SFO for leased space.
