Design Intent and Construction Drawings

We can refresh the look of a workspace or totally gut it and document the complete remodeling. Our designers will develop an interior design program to specifically meet the client’s budget and goals.

We estimate the entire project budget, right from the beginning, to clarify the amount of work that can be completed. We then determine how construction services will be procured, then develop a set of drawings appropriately detailed for the procurement method. This saves the client time and costs by reducing the design development time and putting more project dollars to improvements.

Design Intent drawings are sufficiently detailed to meet the most demanding tenant lease requirements. These drawings have all the information needed by the building owner to develop construction drawings or complete the work with the lessor’s in-house workforce. With an invitation for bid procurement method, we prepare “bid set” drawings and construction specifications, using GSA’s drawing and specification development guidelines.

Construction documents are prepared when architectural and engineering professionals are needed to alter the building. In many projects, utility services must be upgraded, reconfigured or altered to meet the needs of the new workplace. These professionals provide the expertise to design new utility systems that will meet the service demands of the new workplace with capacity to meet high peak demands, and use the latest sustainable technologies to lower long-term operating costs.
